Precise Roofing repairs sagging, leaking, and overflowing gutters across the Denver Metro, and we've been doing gutter and roofing work in the area for 20 years. Gutter repair covers loose hangers, open seams, bad pitch, clogged or undersized downspouts, and the fascia board behind the gutter when it's started to give way. We fix the specific failure rather than replacing the whole system when a section can still do its job. Homes in Englewood, Littleton, Centennial, and nearby towns call us when a gutter that used to work fine suddenly isn't.

Are your gutters pulling away from the roofline or sagging in the middle?

A gutter that sags or pulls loose is almost always a hanger problem: the spikes or brackets holding it to the fascia have worked loose over years of freeze-thaw and the weight of wet leaves. Sometimes the hangers are fine but the fascia behind them has rotted, and in that case rehanging the same gutter just fails again within a season. We check which one it is before we touch a ladder. A sagging section also throws off the pitch, so even a section that isn't visibly damaged can start holding water instead of draining it, which is often how a small sag turns into a bigger repair.

Signs your gutters need repair

Visible sag between hangers

A dip or wave in an otherwise straight gutter line means the hangers have loosened or the fascia behind them is no longer holding fasteners. It gets worse every time it rains, because standing water adds weight right where the gutter is already weak.

Water spilling over one specific section

If overflow happens at the same spot every time instead of the whole gutter, that section usually has an open seam, a low spot in the pitch, or a clog that never gets cleared. It's a sign of a local repair, not a full replacement.

Water staining or peeling paint below the gutter line

Streaks running down the fascia or siding below a gutter mean water is getting behind it instead of into it, usually from a seam or a nail hole that's opened up. Left alone, this is exactly how fascia rot starts.

Downspouts that don't carry water away from the house

A downspout that dumps water at the foundation instead of routing it clear of the house is either disconnected, clogged, or was never extended in the first place. It's a quick fix that prevents a much bigger foundation problem.

What's causing the problem

Loosened or failed hangers

Hangers spaced too far apart or driven into fascia that's softened over time stop holding the gutter's weight, and that's what shows up as a sag.

Open seams on sectional runs

Older sectional gutters rely on seam sealant that dries out and cracks after enough seasons of sun and freeze-thaw, letting water drip through the joint instead of running past it.

Rotted fascia behind the gutter

Once water has gotten behind the gutter repeatedly, the fascia board it's fastened to weakens, and no amount of rehanging holds in wood that's already gone soft.

Clogged or undersized downspouts

Downspouts packed with debris or sized too small for the roof area back water up into the gutter, which shows up as overflow at the top even when the gutter itself is fine.

What to expect during the visit

We start by checking the fascia behind any sagging section to see whether the hangers or the wood itself is the problem, since rehanging into rotted fascia just fails again. From there we reset or replace hangers, reseal or replace failed seams, and correct the pitch so water runs toward the downspout instead of pooling. Downspouts get cleared and checked to confirm they're sized right and draining away from the foundation. If the fascia itself needs attention, we'll walk you through that separately rather than covering it up behind a rehung gutter.

If the damage to your gutters followed a hard storm, Storm & Hail Damage covers documenting what the weather caused before we repair it. If it's been a while since anyone checked the roof itself, pairing the repair with a Roof Inspections visit is worth doing.

The cost of waiting

A gutter that sags or leaks in one spot rarely stays a one-spot problem. Every storm it isn't fixed pushes more water behind the gutter and into the fascia, and fascia rot spreads along the board faster than most homeowners expect. Once that happens, a straightforward gutter repair turns into carpentry work before the gutter can even be rehung properly. Overflow at the foundation adds up the same way, eroding soil and eventually finding its way toward a basement or crawlspace.

Can a sagging gutter be repaired or does it need to be replaced?

Most sagging gutters can be repaired by resetting or replacing the hangers and correcting the pitch, as long as the fascia behind them is still solid. If the fascia has rotted, that section needs to be addressed before the gutter is rehung.

Why do my gutters overflow even after I clean them?

Overflow after cleaning usually points to a pitch problem, an undersized downspout, or a seam that's letting water through before it reaches the downspout. Debris is often not the only issue.

What does gutter repair typically cost?

Cost depends on how much of the run needs work, whether the fascia behind it needs replacing, and how many downspouts are involved. A straightforward hanger or seam repair costs less than a section that needs new fascia.
