What a repair usually runs
- How far the water got (shingles only, or decking too)
- Where it is: flashing, valley, chimney, skylight
- Roof material and how many storeys
- Whether it is leaking right now
Why a small leak never stays small
Water follows the decking. A flashing or pipe-boot fix caught this month is a few hundred dollars; the same leak left through a season soaks the deck and insulation underneath it, and that becomes a section replacement. If you are seeing a stain, it has already been leaking a while.
Water finding its way into a ceiling or attic is one of the most common calls Precise Roofing gets across the Denver Metro, and it is almost never as simple as one bad shingle. We trace leaks back to their source, whether that's a lifted shingle, a cracked pipe boot, or flashing that has pulled away from a chimney or wall, and fix it there instead of just patching the spot where the stain shows up inside. We've been repairing roofs across the region for 20 years, and we handle emergency calls when water is actively coming in.
Is water finding its way into your attic or ceiling?
A ceiling stain or a drip during a storm means water has already found a path, usually through a lifted shingle, a failed flashing joint, or a hole from debris. The spot inside is rarely directly under the entry point, because water runs down the decking before it drops, which is why tracing the source takes more than a look at the stain. Left alone, the path only gets wider with every storm that follows.
Signs you have an active or building leak
A fresh ceiling stain after a storm
An active leak during rain has found a direct path in, usually a lifted or missing shingle or flashing that has failed at a vent, chimney, or skylight. It calls for stopping the water first and finding the entry point second.
A slow, spreading brown ring on drywall
This usually means water has been getting in gradually, not all at once. Cracked pipe boots, flashing pulling away from a wall, and worn valleys where two roof planes meet are the usual causes.
A leak that only shows up in hard, sideways rain
This points to wind-driven rain getting under shingles whose seal has let go, or a low-slope area where water backs up. It tends to get worse as more seals fail with each storm.
Damp insulation or a musty smell in the attic
This can be a roof leak, but it can also be condensation from poor ventilation or a bathroom fan venting into the attic. Telling the two apart matters, because the fix is completely different.
What is usually behind it
A cracked or worn pipe boot
The rubber collar on a plumbing vent boot dries out and cracks years before the shingles around it wear out, and it's one of the most common leak sources on any roof.
Flashing that has pulled away
Chimneys, skylights, and walls move separately from the roof, so the flashing sealing those joints can work loose over time and let water in at the seam.
Recent hail or wind damage
A storm can bruise, crease, or tear shingles loose enough to open a new leak path even when the roof looked fine before the storm.
Shingles at the end of their service life
Once shingles curl and lose their seal across a roof, spot repairs stop being a lasting fix and a full replacement becomes the more sensible option.
What to expect during the visit
If water is actively coming in, the first priority is stopping it: a tarp or seal over the entry point and moving anything valuable out from under the drip. From there we trace the path from the ceiling stain up through the attic to the roof to find the actual cause, since the entry point is rarely straight above the stain. We check every flashing line and penetration nearby, not just the obvious spot, and repair what's failed. Once the roof is dry enough to inspect properly, we'll give you a clear repair or replacement recommendation and explain what we found.

If the damage is storm-related, Storm & Hail Damage documents it for your insurance claim alongside the repair. If the repairs keep piling up, a Roof Inspections visit will tell you honestly whether replacement makes more sense. And Gutters keeps water moving away from the roofline instead of backing up behind it.
The cost of waiting
A small leak rarely stays small. Water that gets past the shingles works on the underlayment and decking next, and once that's soaked, it invites rot and mold that spread inside the attic and along the framing. What starts as a quick flashing fix can turn into a decking replacement, and a stain that could have been sealed in an hour becomes a repair that involves opening up the ceiling. Catching it early keeps the job small.
My roof leaks. Do I need to replace it right away?
Not necessarily. If the leak comes from minor, localized damage, a repair is often all you need, and our technicians are trained to find the source and fix it in a way that extends the life of the rest of the roof.
Can you repair a roof in the winter?
Yes, we repair roofs year-round across the Denver Metro. Cold makes some materials brittle, so we handle them carefully and work one section at a time to avoid causing new damage.
How do you find where a leak is actually coming from?
We trace it from the ceiling stain back up through the attic to the roof, checking flashing, penetrations, and the shingles above the affected area. Water runs down the decking before it drips inside, so the entry point is usually not straight above the stain.
