What a repair usually runs
- How far the water got (shingles only, or decking too)
- Where it is: flashing, valley, chimney, skylight
- Roof material and how many storeys
- Whether it is leaking right now
Why a small leak never stays small
Water follows the decking. A flashing or pipe-boot fix caught this month is a few hundred dollars; the same leak left through a season soaks the deck and insulation underneath it, and that becomes a section replacement. If you are seeing a stain, it has already been leaking a while.
Water coming through the ceiling doesn't wait for a convenient appointment, and neither should the fix. Precise Roofing offers emergency roof tarping and repair across the Denver Metro area, whether the cause is a tree limb through the roof, storm damage, or a section that's failed outright. We've worked emergency calls for 20 years, and the priority is always the same: stop the water first, then repair the opening properly once it's safe to do the job right.
Is water actively coming into your house right now?
The first move is protecting the inside of the house, moving belongings out from under the drip and placing a bucket or towel to catch what's coming through, while a tarp or temporary seal goes over the entry point outside to stop more water from getting in. Once the active leak is under control, we trace the path from the ceiling up to the roof to find exactly what failed, whether that's a hole from a fallen limb, shingles torn off in high wind, or decking that's been damaged underneath. The tarp buys time; the follow-up repair is what actually closes the problem for good.
Warning signs to watch for
Water dripping inside during a storm
An active drip while it's still raining means there's a direct, open path from the roof to the inside of the house. That's the situation a tarp is built for, stopping more water from getting in while the storm passes.
A visible hole or puncture from a fallen branch
Falling limbs can punch through shingles and underlayment and crack the decking underneath, even when the damage looks small from the ground. It needs to be covered and inspected from the attic side.
Shingles torn off in a wide patch
When wind tears off more than a handful of shingles at once, the exposed underlayment underneath doesn't hold up long against rain. A larger tarp goes over the whole section until repairs can be made.
A soft spot or sag near the damaged area
A dip or soft feeling underfoot near storm or impact damage can mean the decking or framing underneath has been weakened. It's worth flagging to whoever inspects the roof, since it changes what the repair involves.
What is causing the problem
A fallen limb or debris impact
A branch or debris striking the roof can punch through the shingles and decking in one spot, even if the surrounding roof is in good shape. It's a localized repair once the hole is covered and the framing is checked.
Shingles blown off in high wind
A wide patch of missing shingles after a windstorm leaves a large section of underlayment exposed, which won't hold up long against repeated rain. Documenting it can matter if the damage is significant enough for a claim.
Decking that's been weakened by a long-term leak
Sometimes what looks like sudden storm damage is really a slow leak that finally gave way. If the decking underneath has been softened over time, more than a patch is needed to fix it right.
A roof that was already near the end of its life
An aging roof gives way to storm stress faster than a newer one would. If the emergency repair reveals shingles that are curling or brittle across the roof, replacement becomes the more practical conversation.
What to expect during the visit
We get a tarp over the entry point and, if it's an impact area, check the decking and framing from the attic to see how far the damage goes. Anything actively leaking gets stopped first so the inside of the house isn't taking on more water. Once things are stable, we remove the damaged section and replace decking, underlayment, and shingles as needed, and if the cause looks storm-related, we document it for a possible insurance claim. Our crews are licensed and insured, and we don't leave a job site without cleaning up debris and nails.
Related services you may need
If a storm caused the damage, we can roll the tarp visit into a full Storm & Hail Damage inspection so the insurance side is handled from the start. And if the underlying roof is worn out or damaged beyond a patch, the next conversation is Roof Replacement.
The cost of waiting
An open hole or a wide patch of missing shingles gets worse with every rain, not just the next storm. Water reaches the decking, then the framing, and what started as a tarp job turns into structural repair and interior damage if it's left uncovered too long. A temporary tarp bought early is far cheaper than the repair that follows a week of exposure.
How much does emergency roof tarping cost in the Denver Metro area?
It depends on the size of the damaged area and how much of the roof needs to be covered. A small puncture from a limb costs less to tarp and repair than a wide section torn off by wind, and whether insurance is covering the repair also affects the process.
Is a tarp a permanent fix?
No, a tarp is a temporary measure meant to stop water from getting in until the actual repair can be done. It should always be followed by a repair or replacement of the damaged section.
What should I do inside the house while I wait for someone to come out?
Move anything valuable out from under the leak and place a bucket or towel to catch the water. If it's safe to do so, that keeps the damage contained until the roof itself can be covered and repaired.
