Precise Roofing repairs rotted fascia and soffit across the Denver Metro, usually where gutters have overflowed repeatedly or a drip edge was never installed to begin with. Fascia is the board the gutter hangs on and soffit is the underside of the roof overhang, and both rot when water gets behind them instead of running off the roof the way it's supposed to. We replace the damaged boards, add drip edge where it's missing, and fix whatever caused the water to get behind the trim in the first place. Homes in Englewood, Aurora, Greenwood Village, and nearby towns call us when they spot soft or peeling wood along the roofline.

Is the wood behind your gutters soft, peeling, or dark with water staining?

Fascia and soffit rot when water gets behind the gutter or the roof edge repeatedly instead of running off the way it should, and it's almost always tied back to one of a few causes: gutter overflow, a gutter that's pulled away from the fascia, or a missing drip edge that lets water wick back under the shingles at the eave. The rot spreads along the board and can work into the soffit and the ends of the rafters if it sits long enough. It rarely announces itself until the paint is peeling or the wood gives under light pressure, by which point more of the board is affected than what's visible from the ground.

Signs of fascia or soffit damage

Soft or spongy wood along the roofline

If the fascia gives when you press on it or a ladder rung feels unstable against it, the wood underneath has already started to rot and painting over it won't stop that.

Peeling paint or dark staining below the gutter

Streaks and peeling paint right below where the gutter attaches almost always mean water has been getting behind it for a while, not just during one heavy storm.

Gaps or gutters pulling away from the house

When a gutter starts to separate from the fascia, it's often because the wood holding the hangers has softened and can no longer grip the fasteners.

Sagging or discolored soffit panels

Soffit that sags or shows water spots usually means moisture has worked its way from the fascia or the roof edge into the underside of the overhang, and it tends to be further along than it looks from the ground.

What's causing the problem

Long-term gutter overflow

Gutters that overflow repeatedly send water straight down behind the fascia every time it rains, and that steady exposure is one of the most common reasons fascia rots out.

Missing or short drip edge

Without drip edge directing water off the roof and into the gutter, water can run back along the underside of the shingles and soak the fascia and soffit below it.

Failed or missing kickout flashing

Where a roof meets a wall, a missing kickout sends water behind the siding and down onto the fascia and soffit at that corner, and it's a common cause of rot that shows up years later.

Gutters that no longer drain properly

Gutters that have failed and stopped draining keep the fascia wet far more of the time than a working gutter would, and often the gutter itself needs attention alongside the fascia repair.

What to expect during the visit

We probe the fascia and soffit to see how far the rot has spread before doing any cutting, since damage often extends further than what's visible from the ground. We replace the affected boards, install drip edge where it's missing, and correct whatever was letting water get behind the trim, whether that's a gutter that needs rehanging or a kickout flashing that was never there. Once the repair is in and the gutter is reset with the right pitch, the area gets cleaned up before we leave.

Related services you may need

Fascia rot is often tied to a gutter that's overflowing or pulled away from the house, so our Gutters work commonly gets paired with this repair. If the rot traces back to a roof edge or flashing issue, a Roof Inspections visit can confirm what else needs attention.

The cost of waiting

Fascia rot doesn't stay contained to the board it starts on. Left alone, it spreads along the roofline and can work into the soffit and eventually the rafter tails, turning a trim repair into a more involved structural fix. A gutter hanging on rotted fascia is also more likely to pull loose entirely, which sends even more water where it shouldn't go. The longer soft wood sits exposed, the more of it has to come out once someone finally addresses it.

What causes fascia and soffit to rot?

Fascia and soffit rot almost always comes down to water getting behind them repeatedly, usually from gutter overflow, a gutter pulling away from the house, or a missing drip edge at the roof edge.

Can fascia be repaired without replacing the whole roofline?

Yes, in most cases only the sections that have actually gone soft need to be replaced, not the entire fascia run. We probe the wood to find where the damage actually stops.

How much does fascia and soffit repair cost?

Cost depends on how much of the board has rotted, whether the soffit is also affected, and whether the gutter needs to be rehung once the repair is done. A small section costs less than a run that's rotted in multiple spots.
