Why a small leak never stays small

Water follows the decking. A flashing or pipe-boot fix caught this month is a few hundred dollars; the same leak left through a season soaks the deck and insulation underneath it, and that becomes a section replacement. If you are seeing a stain, it has already been leaking a while.

A brown ring that keeps growing

A slow-forming ring on the ceiling or wall is a leak that's been running for a while, often at a flashing joint, a pipe boot, or a valley. It doesn't dramatic show up all at once, which is exactly why it gets ignored until the drywall is soft.

A musty smell or damp insulation in the attic

Not every wet spot in the attic is a roof leak. Condensation from poor ventilation or a bathroom fan venting into the attic can look and smell the same, so the two need to be told apart before anything gets repaired.

Leaking only in hard, sideways rain

If the roof only leaks when wind drives the rain, the seal strip on the shingles has likely let go, or a low-slope section is backing water up. It tends to get worse with every storm as more seals fail.

Clogged or undersized gutters push water back up under the shingles at the roof edge instead of carrying it away. Fixing the gutter often stops a leak that looks like it's coming from the roof itself.
