On a low-slope roof, standing water finds every seam. A recover done before the deck is wet is a fraction of a tear-off after it is.

A single-ply roof is a single sheet of reinforced material, heat-welded or adhered at the seams, that covers a flat or nearly flat roof deck. It is the most common covering on modern commercial buildings because it handles a large roof area with fewer seams than older built-up systems. A single-ply roof rarely fails all at once, it shows small warning signs first: a seam that lifts at one corner, a soft spot where water sits after every rain, a patch of membrane gone brittle and gray in the sun. Left alone, any one of those turns into water in the building, damaged insulation, and a repair that costs more than catching it early would have. The membrane itself is tough, but the seams, the flashing at drains and equipment curbs, and the drainage slope of the roof are where problems start. A roof that's inspected on a schedule catches these before they show up as a stain on the ceiling tile below.
Warning signs to watch for
Seams pulling apart
Heat-welded seams can separate at the edges after years of expansion and contraction from temperature swings. Once a seam opens even slightly, water works its way under the membrane every time it rains.
Water pooling after a storm
Ponding water that sits for more than a day or two usually means the drainage slope has settled or a drain is clogged. Standing water accelerates membrane aging and adds weight the roof deck wasn't built to carry long-term.
Blistering or bubbling in the membrane
Trapped moisture or air under the membrane pushes it up into a blister. Blisters weaken the material and are prone to splitting open, especially where foot traffic crosses them.
Cracked or brittle membrane at the edges
UV exposure and Colorado's temperature swings dry out membrane over time, and it starts to crack instead of flex. Brittle membrane at parapet walls and equipment curbs is often the first place a leak develops.
What is causing the problem
Aging membrane past its service life
Every single-ply system has a working lifespan, and once the material has been through enough freeze-thaw cycles it stops flexing and starts cracking. A roof at this stage usually needs a coating to extend its life or a full replacement.
Poor drainage design or a settled roof deck
If water pools in the same spots every time, the slope isn't moving water to the drains the way it should. This is a repair job that regrades the low spots or adds drainage rather than one that just patches the membrane.
Punctures from rooftop equipment or foot traffic
HVAC units, satellite mounts, and regular maintenance foot traffic all put stress on the membrane. Small punctures are an easy fix when caught early but let a lot of water in if ignored.
Flashing failure at penetrations and walls
Drains, vents, and equipment curbs all have flashing that has to stay sealed to the membrane. When that flashing lifts or cracks, it's usually the actual leak source even when the membrane nearby looks fine.
What to expect during the visit
We walk the entire roof surface, checking every seam, drain, and penetration, and photograph anything that's failing or close to it. If there's an active leak, we trace it from the interior stain back to the entry point on the roof, since water on a flat roof can travel before it finds a way in. We'll tell you plainly whether a section needs a repair, whether a coating would extend the roof's life, or whether the membrane has reached the point where replacement makes more sense. A lifted seam or a small puncture doesn't leak every day, which is exactly why it's easy to put off. But every rain that gets under the membrane soaks the insulation beneath it, and wet insulation stops doing its job and starts holding moisture against the deck. What starts as a patch repair on the membrane can turn into a deck replacement and interior water damage if it sits through a few more storms.

Can a single-ply roof be repaired instead of replaced?
Yes, in most cases isolated seam failures, punctures, and flashing issues are repairable without replacing the whole system. Replacement becomes the better option once the membrane is brittle or failing across large sections of the roof.
