A roof holds up a sale or slows it down depending on what an inspection finds, and buyers and sellers both want to know the answer before it becomes a negotiating point. Curling shingles, bald spots, and soft decking read very differently to a lender or an appraiser than a roof with a few years of wear and a clean bill of health. Our inspection gives a straight answer: how many years of service life are left, what repairs are worth making before closing, and what can reasonably wait for the new owner. Signs a pre-sale inspection matters

Curling or cupped shingles

Shingle edges that curl or cup mean the asphalt has dried out from years of sun and heat, and it shows up first on the sunniest slopes. Once shingles curl they stop sealing properly, so wind and water get underneath. A buyer's inspector will flag this even if the roof isn't leaking yet.

Granule loss in the gutters

Granules protect shingles from UV, and finding them piling up at the downspouts is a sign the mat underneath is exposed. Some loss is normal with age, but bald patches concentrated in spots can also mean past hail impact. Either way it changes the remaining-life number on the report.

Brittle or cracking shingles

Shingles that crack underfoot or crumble at the edges have lost their flexibility, which lets water into the underlayment. It also means the roof can't safely be walked for smaller repairs without doing more damage. That combination usually pushes a report toward replacement rather than repair.

A roof at or near the end of its typical life

Most asphalt shingle roofs get replaced somewhere in their second or third decade, and Colorado's sun and hail cycles can shorten that. An inspection gives an honest read on where a specific roof sits in that range rather than relying on the installation date alone.

What we look at during the inspection

Shingle condition and remaining life

We check the sunniest slopes first, since that's where aging shows earliest, and compare it against the rest of the roof. This tells us whether the wear is even, which points to age, or scattered, which can point to hail.

Flashing and penetrations

Chimneys, skylights, and vent boots are where most leaks start, so we check every seal and joint even if nothing is dripping yet. Failed flashing here is a common repair item on a pre-sale report.

Attic ventilation

Poor intake or exhaust ventilation cooks shingles from underneath and shortens the roof's life faster than sun exposure alone. If the attic side shows heat or moisture problems, that goes in the report too.

Decking and structure

From the attic, we check for soft spots, staining, or sagging that point to past leaks or structural wear. A roof can look fine on top and still have decking that needs attention before a sale closes.
