Roof leak inspections, traced to the source.
A ceiling stain rarely sits right below the actual leak, so tracing it back to the source is the whole job, across the Denver Metro.

Precise Roofing has been tracing roof leaks to their source across the Denver Metro for 20 years, and that tracing is the whole point of a leak inspection. Water runs down the decking before it drips through the ceiling, so the stain inside is rarely directly under the entry point on the roof. We check the roof surface, every flashing point, and the attic side to find where water is actually getting in before recommending a fix. We serve Englewood, Denver, Littleton, and the rest of the Denver Metro, and the inspection is free.
Found a stain on your Denver Metro ceiling and not sure where it's coming from?
A ceiling stain tells you water is getting in somewhere above it, but almost never exactly where, because water travels down the decking before it finds a gap to drip through. That's why guessing from the stain and patching the spot underneath rarely fixes anything. Our inspection starts on the roof, moves through the attic, and traces the actual path the water is taking, whether that's a cracked pipe boot, failed flashing, a worn valley, or wind-driven rain getting under a lifted shingle. Once we find the real source, we can tell you what it takes to fix it and how much of the rest of the roof, if any, is affected.
Signs of a leak worth checking
A brown ring or stain on the ceiling
This almost always means water has been getting in gradually rather than all at once. It usually points to a worn valley, a pulled-back flashing joint, or a cracked pipe boot rather than an obvious hole.
A leak that only shows up in hard, sideways rain
This pattern points to wind-driven rain getting under a shingle whose seal has failed, or a low-slope section where water backs up in a storm. It tends to get worse as more shingle seals let go over time.
A musty smell or staining in the attic
This can be a slow leak, but it can also be condensation from poor ventilation or a bathroom fan venting into the attic instead of outside. The two look similar and need different fixes, which is why the inspection checks both.
Frost or dampness that shows up only in winter
Warm air escaping into a cold attic condenses on the underside of the decking, and it's easy to mistake for a roof leak when the real issue is heat loss and ventilation.
What's usually behind it
Cracked pipe boots or loose vent flashing
The rubber collar around a plumbing vent dries out and cracks years before the shingles do, and it's one of the most common leak sources on any roof.
Failed flashing at a chimney, wall, or valley
Flashing works loose over time as different parts of the roof and structure move independently, and once it pulls away even slightly, water finds the gap.
Wind-driven rain under lifted shingles
Once a shingle's seal strip lets go, wind-driven rain gets underneath it, and the problem tends to spread as more seals fail nearby.
Poor attic ventilation or misdirected exhaust fans
Condensation from trapped moisture can mimic a roof leak entirely, and the fix is a ventilation change rather than anything on the shingle surface.
What to expect during the visit
We start on the roof and check the surface, flashing, and every penetration, then move into the attic to look for the wet path and any staining or mold. If the source isn't obvious from those two angles, we'll water-test the suspect area to confirm it. Once we've pinpointed the entry point, we explain what caused it and whether the rest of the roof is sound or has similar wear nearby. From there we can recommend a repair that extends the life of the roof, or let you know if the damage points toward something bigger.
Related services you may need
Most leaks get fixed under Roof Repair once the source is found, and a roof with widespread seal failure or aging shingles may point toward Roof Replacement instead. If the leak turns out to be storm-related, Storm & Hail Damage covers the insurance side of it.
The cost of waiting
A slow leak that's ignored doesn't stay small. Water that keeps finding the same path eventually soaks the decking, and wet decking rots, sags, and stops holding nails, which turns a flashing repair into a section of roof that has to be torn off and rebuilt. Mold and drywall damage inside the house follow the same timeline. Tracing the leak while it's still just a ceiling stain is almost always the cheaper visit.
Why is my ceiling stained but I can't find a hole in the roof?
Because water runs down the decking before it drips through, so the stain inside is rarely directly below where it's actually getting in. That's why a leak inspection starts on the roof and works through the attic instead of guessing from the stain's location.
Does a leak always mean I need a full roof replacement?
No, most leaks come from a specific failure point like a pipe boot or a flashing joint, and those get repaired without touching the rest of the roof. Replacement usually only comes up when the leak is a symptom of the whole roof aging out.
Can you find a leak that only happens during heavy or wind-driven rain?
Yes, that pattern usually points to a specific cause like wind-driven rain under a lifted shingle, and we can water-test the suspect area to confirm it if it's not obvious from a visual inspection.
